Waverly Acres Park spans 11.3 acres of public land dedication, with approximately 1 acre developed for recreational use. The park provides access to open space, including Hylands Creek and Big Dry Creek, allowing visitors to explore the natural surroundings and observe local flora and fauna.

A regional trail, part of the Big Dry Creek trail system, runs through or near the park, providing opportunities for walking, jogging, and cycling.

Proposed improvements include replacing the playground, adding shade structures, improving accessibility, enhancing prairie dog deterrents, and making aesthetic upgrades to landscaping and park facilities.
